Dartmouth deed filings show wide price gap between high-end and undisclosed sales

Dartmouth recorded 75 property deeds between Aug. 7 and Sept. 5, but only 30 disclosed a sale price, ranging from $178,200 to $2,850,000 with a median of $568,250. The month's top transaction was 23 High St, sold Sept. 2 for $2,850,000 by HWHL Wyoming Holdings LLC to Raymond F. Armstrong. Smith Neck Road led all streets with six recorded transfers. Sixty percent of deeds carried no disclosed price, many appearing to be trust or family transfers rather than open-market sales, meaning the disclosed-price figures reflect roughly 40 percent of total recorded activity.
